We have a responsibility to the owner to ensure tenants will take care of the property, pay rent on time, and respect the neighbours. All applications go through credit and reference checks. If approved, we will discuss a start date and the costs required to receive the keys. A bond equal to four weeks' rent plus the first week's rent must be paid. We have never charged a letting fee. Tenancy agreements, terms and conditions, health and safety, and bond forms are completed and signed. A final video of the property is recorded to document its condition.
We prefer that you set up an automatic payment for your rent. You will receive a unique code from us to include in your payment. Rent is usually paid weekly, but this can be discussed before the tenancy begins. We have a zero arrears policy, so rent must be paid in advance.
Legally rent may be increased annually. Tenants will receive a 60 day written notice that their rent is to increase. Your rent will reflect market rates and because we have a large number of houses, we are able to compare other properties with yours to ensure it is fair.

Tenants are responsible for their own possessions. Some insurance companies offer tenant insurance which cover for damage you may cause.
Tenants are responsible for the setting up of the utilities eg. Electricity, gas and Telecommunications.

If you decide to leave the property, you will need to give us 21 days notice in writing. We will then provide you with a Leaving Checklist and a rental statement. The property must be left clean and tidy, including the gardens. A final check will be done with the tenant present on the vacate date. The keys will then be handed back, and a bond refund form will be filled out.
If the owner decides to sell the property that you are renting with vacant possession, you will be given at least 42 days to vacate. If the property is sold without vacant possession - you may be able to stay on as a tenant.
