Management Services for Landlords
We aim to get the best tenant for your property by using a thorough tenant screening process. This includes credit and reference checks as well as talking to previous landlords. Tenants will complete and sign a tenancy agreement, terms and conditions, health & safety appendices, and bond form upon being accepted for your property. Your property is videoed prior to the tenants moving in to ensure the current condition is recorded.
We use the best tradesmen available within our local area. For large jobs, a quote will be sent to you for authorisation. At the beginning of your management contract, you can tell us whether you would like us to handle repairs, cap repairs at a certain amount, or undertake them yourself. Repairs are either listed on a property inspection report or requested by a tenant.
If you have a property or are thinking of buying a rental property, we offer free rental appraisals to existing clients, and the fee is waived if the property enters the portfolio.
We have ZERO tolerance for rent arrears. At the beginning of tenancy, we will come to an agreement with the tenant on whether rent will be paid weekly, fortnightly, or monthly. Rent will be disbursed on the Monday following payment into our trust account. If rent is late, we will follow up immediately. Tenants pay their rent into our trust account.
Each month you will receive:
- A statement of rent payments made by your tenant.
- Any invoices for work undertaken on your property.
- A statement from our accounting package detailing invoices paid or due.
Quarterly you will receive:
- A property inspection report.
We can also provide end of year statements to you and your accountant to speed up the process. We use Palace and Xero software.
Property inspections are a vital part of owning a rental property. They help keep on top of maintenance issues, assess how the tenant is looking after the property, and are important for insurance purposes. Property inspections are done every three months (quarterly) and are a free service for residential rental property owners. Property inspection reports also include a video recording at the start of tenancy.
Rental properties are listed on our website and Facebook. Occasionally a "For Rent" sign is put up. Trade Me is also an option for some properties (owner to pay listing fee).
